The climate crisis we are facing shows that we urgently need to take action. In the construction sector in particular, we can make a significant contribution to reducing CO2 emissions – if we choose an appropriate building material. What still holds many people back from building with solid wood is the fear of higher costs. However, solid wood not only has enormous advantages for building physics, healthy living and the environment. By using our TRIQBRIQ solid timber construction system in the shell construction, you can save considerable costs in various areas of the construction process – especially due to the high value of the building material. Solid timber construction is great, but far too expensive? Not quite. For one thing, the structural system you choose accounts for only a relatively small proportion of the total construction costs. So if you opt for climate-friendly construction using a high-quality building material such as TRIQBRIQ, this decision has less of an impact on your construction costs than, for example, your choice of fit-out standard. However, this decision is crucial for the running of your building site, your indoor climate, your thermal insulation and cooling, and, last but not least, for the environment.

What does a solid timber house with TRIQBRIQ cost?

Costs are a decisive factor when planning a construction project. A precise cost breakdown in the planning phase is therefore essential for the successful construction of your timber house. The price per square metre provides an initial guide for your budget. It should be borne in mind that this price is influenced by several factors.

The rule of thumb is:

Building with TRIQBRIQ is significantly cheaper than modern, complex timber construction and comparable to conventional construction with cement-bound materials.

Price per square metre – turnkey

On average, the price per square metre GFA for a TRIQBRIQ timber house is between 2,500 and 3,500 euros gross, whereby this price covers all construction costs for a turnkey project. Please note that the TRIQBRIQ shell only accounts for a fraction of the total construction costs.

Price per QM- Finished house

If you want to lend a hand and do the work yourself, you can significantly reduce the costs. The so-called “muscle mortgage” not only gives you better conditions with your bank, but also allows you to significantly reduce the price per square metre. However, you should take into account the additional costs for the self-build, the material costs and any labour costs you may incur.

Additional costs

A comprehensive breakdown of costs must also include ancillary building costs, land prices and expenditure on outdoor facilities. Earthworks, cellar work and floor slab work are also often not included in a turnkey quote. You should therefore always check which services are covered by your building partner’s quote and what additional costs you may still incur.

Cost savings based on a reference:

The TRIQBRIQ system optimises the entire construction process, reduces the amount of work involved and significantly lowers the associated labour costs. For a multi-storey residential building in Frankfurt, the contractor was able to save 15% on costs compared to conventional construction methods by using the TRIQBRIQ system. Our construction partner achieved these savings by speeding up the construction process and reducing the use of labour – even though the contractor had never worked with timber construction before this project. Solid timber carcassing also offers significant advantages for connecting trades, as the connection systems are easier and quicker to install.

Exemplary cost accounting

For the exterior walls, you need around 6-9 BRIQs from the WS25 system per square metre of gross floor area (GFA). This corresponds to a net cost of around EUR 210 per square metre of gross floor area, or the equivalent of around EUR 240 net per square metre of wall area if you assume the material prices including transport.

Example calculation based on a standard detached house with 140 square metres of gross floor area:

BRIQs: 140 m² BGF x 7 BRIQs/m² = 980 BRIQs

Costs for BRIQs: 980 BRIQs x 30 EUR/BRIQ = 29.400 EUR

Please note that our cost example only refers to the shell construction part, which concerns the exterior walls in the TRIQBRIQ system. The price per square metre of your turnkey building, on the other hand, depends heavily on various factors (see below).

What factors influence construction costs?

The total construction costs of a timber house can fluctuate greatly depending on the standard of fittings, the technical installations, the shape of the house, the construction period or even the federal state. Political uncertainties, crises or economic fluctuations can also suddenly result in rising costs. By taking these factors into account, you can precisely calculate the costs for your timber house and avoid unpleasant surprises.

Complex house shapes require more material, labour and construction time, while simple, rectangular or square floor plans and roof constructions are more cost-efficient. Every additional corner, bay window or special architectural design (e.g. curves, angles) drives up construction costs. Compact construction methods also lead to better energy efficiency, which enables savings in the long term.
Due to differences in land prices, wages and material costs, construction costs can vary greatly from region to region. In cities such as Tübingen, Stuttgart, Constance or Munich, land prices are often considerably higher than in rural areas. Regional tradesmen's wages and transport costs also often push construction costs above the average in urban centres such as Munich and Stuttgart.
The smaller the house, the higher the construction costs in relation to the living space. This is because certain fixed costs - such as foundations, connections or planning - are incurred regardless of the size and are more significant per square metre in small houses. In addition, the cost of space-saving and clever planning is often higher, as high-quality solutions are required to make optimum use of the limited space. Nevertheless, a smaller house offers advantages, particularly in terms of energy efficiency and sustainability: less space requires less heating energy and a compact design conserves resources. Longer construction phases increase labour and ancillary costs. The longer construction takes, the more expenses are incurred for construction personnel, construction site logistics, machine hire and construction interest. In addition, the risk of weather-related delays and possible material price changes increases, which can further influence the overall costs. With TRIQBRIQ, your shell can be erected in just a few days, which significantly reduces the risk of exploding costs due to unnecessary construction delays.
Higher energy standards generally require additional investment in insulation materials, window quality, photovoltaic systems, heating technology and ventilation systems. Energy-saving houses such as passive houses or KfW efficiency houses therefore naturally cost more during the construction phase, but offer long-term savings through lower heating and operating costs. You can also obtain support through subsidies or favourable loans, which partially offset the initial additional costs.
The desired furnishing standard has a considerable influence on the construction costs of your timber home, as high-quality materials and exclusive designs are significantly more expensive than standard variants. Depending on the chosen standard, costs for floor coverings, fittings, kitchen equipment and sanitary facilities can vary greatly. A higher standard of fittings therefore increases the total cost of construction, but often also offers greater comfort and longer-lasting materials.
