Kleiner Wohnen@Land – SOLID TIMBER CONSTRUCTION FOR ENTIRE NEIGHBOURHOODS

In Redwitz an der Rodach, “Kleiner Wohnen@Land” is creating a residential quarter that combines community living with the practical testing of different solid construction methods. The concept comprises four modular building clusters, each with three two-storey multi-family houses and a total of around 24 residential units. Six of the 13 buildings are being constructed with the micro-modular TRIQBRIQ solid timber construction system. The structural shells of the six TRIQBRIQ buildings were assembled in just a few days.

RAAB Baugesellschaft had already used the TRIQBRIQ system in the “WIN” pilot project for the additional storey on an existing building at its own company site in Ebensfeld. The experience gained there with handling and assembly formed the basis for the decision to also use TRIQBRIQ in the larger residential project in Redwitz.

Alongside TRIQBRIQ, hemp-lime blocks and unfired clay bricks are used. Coburg University of Applied Sciences provides scientific support for the project and examines the different building materials with regard to their ecological properties and practical suitability under real conditions.

The community-oriented living concept includes barrier-free apartments, a community house and the early involvement of future residents.

From foundation to façade, the TRIQBRIQ buildings rely on well-thought-out material and construction solutions: screw foundations allow the building to be founded with comparatively little intervention in the ground. The exterior walls combine WS25 solid timber blocks with straw insulation boards and a ventilated timber façade. Inside, clay plaster on straw plaster base boards is planned.

The timber blocks used, including the beechwood dowels, store a calculated total of around 175 tonnes of CO₂, which the trees absorbed from the atmosphere as they grew.

With the timber blocks, we were twice as fast
as with brick.

Building the TRIQBRIQ structural shells of the six houses in our research project “Kleiner Wohnen@Land” went surprisingly quickly. With the timber blocks, we were twice as fast as with brick. Perfect work preparation and logistics were key.
